What does the CeMAP 3 exam test?
The London Institute of Banking & Finance (LIBF) calls CeMAP 3 a synoptic unit. It mainly tests mortgage knowledge from CeMAP 2, uses the basics from CeMAP 1, and adds mortgage protection and adviser soft skills. Its learning outcomes cover:
- matching mortgage solutions to customers, including affordability, suitability and sustainability
- buy-to-let, second charge, bridging finance, second homes, self-build and auction purchases
- the Mortgages and Home Finance: Conduct of Business (MCOB) rules on lending, advice and arrears, the rules on selling mortgage-related insurance and the Consumer Credit Acts
- ethical advice on buying, releasing equity, investment property and protection
- mortgage protection, property insurance and state benefits that help with mortgage payments
- the house-buying process and the law that affects it
How the CeMAP 3 exam is marked
| Grade | Marks |
|---|---|
| Pass | 42 (70%) |
| Merit | 48 (80%) |
| Distinction | 54 (90%) |
The exam is out of 60. Each question is worth one mark, and the 10 questions in each case study are linked to it.
England and Wales or Scotland
The house-buying section comes in two versions:
- England and Wales: the roles of the estate agent, valuer, conveyancer and legal adviser, exchange and completion, and laws such as the Financial Services and Markets Act 2000
- Scotland: conditional and unconditional offers, the conclusion of missives, and Scottish law such as the Mortgage Rights (Scotland) Act 2001 and sequestration
Preparing for CeMAP 3
